Check-In and Check-Out:
Our standard check-in time is 3:00 p.m. and check-out time is 12:00 p.m. In case you wish to request an early check-in or a late check-out, kindly contact our front desk. This service is subject to availability and may incur additional charges. If you are travelling from outside the UK, we are required by law to ask for your passport at the time of check-in. If you do not have your passport, we reserve the right to cancel your reservation. We will retain this record for a period of 12 months, and may disclose it to a police officer or other officials as required by law. We are required to collect this information in relation to each member of your party over the age of 16 and we reserve the right to refuse entry to The Roseate Edinburgh to anyone who is unable to provide this information.
Please note that all guests under the age of 18 must be accompanied by adults during their stay. We reserve the right to refuse entry to The Roseate Edinburgh to anyone who is under the age of 18.
ETA policy:
In line with the new border regulations of the UK Visas & Immigration (UKVI) office, Effective April 1st, 2025, visitors travelling to UK will need to apply for an ETA (Electronic Travel Authorisation), which gives you permission to enter and stay in the United Kingdom.

Storage of luggage:
For your convenience a luggage storage facility is available for early arrivals and late departures.
Rollaway beds:
Rollaway beds are available at an additional tariff of £50 per night. Guests are required to place a request at the front office in advance for this service.
Airport Shuttle:
On our website, we have shared information pertaining to the most convenient public transport options available. However, should you wish to book a private car for airport transfers, our front office team will be delighted to assist you.
Parking fee:
Our hotel has limited parking space, hence, we recommend booking a parking spot in advance at a nominal parking fee of £20 per night. We regret that we cannot guarantee availability without an advance booking. We are unable to take responsibility for your car or any belongings that are in your car whilst you are onsite. Please make sure that all valuables are removed from your car and stored in the provided safes. On-street parking is also available at a fee.
Damage and Liability:
Guests are liable for any damage caused to the rooms or public areas during their stay. We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card and send an invoice for the amount to the registered address. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum. In severe cases the guest will be liable for any loss of revenue that the hotel suffers while the room is being repaired.
Inappropriate behaviour
We kindly request that all guests always treat our team members with due courtesy and respect. Any form of harassment, abusive language, aggressive behaviour, or misconduct towards our staff will not be tolerated and may result in legal action. It is the hotel’s policy that all our guests have the right to be treated with dignity and respect and as a responsible host we believe that we have a duty to our guests to protect them from inappropriate behaviour. Should any actions by a guest be deemed inappropriate by the Duty Manager, or if any inappropriate behaviour is brought to the attention of the Duty Manager, the hotel reserves the right, after any allegations have been investigated, to take action against the guest. Depending on the severity of the guest actions, the police may be involved at the hotel’s discretion, or the guest may be asked to leave the hotel.
In order to ensure a comfortable, bespoke experience for our guests round the clock, we request you to kindly refrain from making any disturbing noise, especially between 10:00 pm- 8:00 a.m.

Health and Safety:
Should you have any special requests or concerns related to your health and safety, please do let us know in advance so that we are able to make all necessary arrangements to make your stay with us as comfortable and pleasant. Guests must report any accident or injury they or their guests may have whilst on the premises immediately to a member of management within 24 hours of the incident. This information is required in order to comply with the health and safety obligations and for insurance purposes.
Accessibility:
The hotel has one accessible bedroom, which is subject to availability and must be requested in advance. Our dedicated staff is trained to assist you at all times.

Lost or stolen personal items:
We are committed to maintaining a safe and secure environment within our hotel. If you lose an item or experience theft, please report it to our front desk immediately. While we will do our best to assist you, please note that the hotel and its staff are not liable for any personal belongings that are lost or stolen. Any lost and found item that remains unclaimed within 3 months of a guest’s departure will be disposed of by the hotel.
Payment Terms:
We accept most of the major credit cards but do not accept cheque payments.
To confirm a reservation, we require your credit or debit card details. No charges will be made to your card unless you fail to check in, in which case the first night’s stay will be charged to your card. If your rate is ‘Non-Refundable’, the entire amount will be charged according to the cancellation policy. Alternatively, you may send us a deposit to secure your reservation.
Restaurant Reservations:
Please note that guests are required to provide credit card details to secure their afternoon tea reservation in Dunstane Bar & Restaurant for parties over four people. If you have reserved a table in our restaurant and change your mind, please kindly let us know 48 hours prior to arrival. For no shows or late cancellations, a charge of £10 per person will be applied to the credit card on file.
Removal of hotel property:
We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guests’ credit / debit card and send an invoice for the amount to the registered address.
Smoking Policy:
The Roseate Edinburgh is a non-smoking hotel. It has designated smoking areas, and our staff will happily advise you of their location upon request. We reserve the right to charge the card you have used to secure your booking for any additional cleaning costs or loss of revenue caused by smoking in the hotel. Additionally, if you fail to comply with our smoking policy after being reminded, we reserve the right to terminate the remainder of your stay.
Fire Safety / Tampering with fire detection:
In the unexpected event of a fire, kindly follow the guidance of our trained team members and read the instructions posted on the walls near the staircases. Your safety is our top priority. We reserve the right to take action against any guest found to have tampered / interfered with any fire detection equipment throughout the hotel, including detector heads in public areas and bedrooms, break glass points and fire extinguishers. Guests found to have tampered with any fire detection or firefighting equipment will be charged with costs incurred by the hotel due to their actions and additionally may be asked to leave the hotel. Depending on the severity of the guest’s actions, the police may be involved at the hotel’s discretion. Should the fact that firefighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right to make a charge to the guests’ credit / debit card or send an invoice for the amount to the registered address.
Pet Policy:
We are a dog friendly hotel and welcome your four-legged friends in all rooms. There will be an additional room charge of £30 per stay, which includes a dog bed, treats and bowls. The hotel does have a Pet Menu, which is accessible via room service. Dogs are welcome in the Garden & Conservatory but not in the Dunstane Restaurant & Bar.
Service charge:
An optional service charge is a way to recognize and reward all employees for delivering outstanding guest service. It is 12.5% on food and beverages and 5% on accommodation. If you prefer not to pay it, you can request its removal from your bill or invoice. The service charge is distributed among all members of the Roseate Hotel team, as we believe that everyone, regardless of their role, contributes to providing exceptional guest service and should be fairly rewarded.

Our housekeeping team will be pleased to refresh on request. | Minimise Waste: Reduce the use of disposable plastic with our eco-friendly alternatives. Promote Sustainable Transport: The Roseate Edinburgh is located conveniently, close to the bus and tram stop. We encourage guests to use public transport.
